Today I was in the area and swing by for pick up pot plants because its freeze tonight, I saw the front door open so i knocked, saw the dog again.

My thought is that the heat from the house may be melting the snow on the roof and then it freezes again once its in the gutters.

For me there is an upside for my Washington DC properties, the freeze on rent increases ends at the end of the month and I do have renewals in February and March.

On 7 units or more, there are some new tax incentives if you are doing rehabs and if you are renting to "affordable" housing tenants which can be market or subsidized. 6 units and under, you can check for home owner's exemptions, senior exemptions, senior freezes, etc.

((Check chimney liner for excessive soot and cracks)))Chimney may have a clean out door at bottom to clean the fallen soot out of--if so someone must do that every X.If there is no coal there is no heat and your pipes may freeze (renter has no money or his credit with coal company is bad and they won't deliver).If there is no renter there is no one to shovel coal into the stoker or furnace mouth and in winter your pipes may freeze.Some people say Anthricite coal is a clean as natural gas, well in reality it puts a stink of burnt coal in the air outside and there is soot.Check with insurance and see if having a ton (or whatever amount) of flammable coal stored in the basement cost more than, for instance, natural gas heater in the same house.That's all that I know.Good Luck!
