Made me realize the drain line for it no doubt freezes in the winter.  

When they did this, I've been told it caused it to Completely freeze up and leak.

Today I was in the area and swing by for pick up pot plants because its freeze tonight, I saw the front door open so i knocked, saw the dog again.

So...If you have been a property owner for long enough in the colder climates its inevitable that the call comes in during the sub freezing temps. 

My thought is that the heat from the house may be melting the snow on the roof and then it freezes again once its in the gutters.

For me there is an upside for my Washington DC properties, the freeze on rent increases ends at the end of the month and I do have renewals in February and March.

On 7 units or more, there are some new tax incentives if you are doing rehabs and if you are renting to "affordable" housing tenants which can be market or subsidized. 6 units and under, you can check for home owner's exemptions, senior exemptions, senior freezes, etc.

Within a short period of time our city endured two back to back hurricanes, a freakish flood, and an unprecedented freeze that has unfortunately left devastation but there is opportunity as so many owners are selling.I have a pretty good deal currently in front of me that will be my wife & I's 1st flip.
