btw: DSCR is a fraction, not a $$$ figure DSCR 1.53 NOI / Mortgage Payments it is used to qualify for a commercial loan (ie 5+ units) and ranges from 1.1 -> larger.

For the minuscule fractions of APY that you may get above that in other vehicles, it's nice and no fuss for my needs.. and it's usually either about where a money market acct, or beats it.I'm sure the more advanced people will have a way better answer.

If a note is fractionalized the partial holder's coverage is under agreement with the lead lender, in buying notes you have certain instances or grounds for the repurchase of a loan (which most brokers probably try to avoid) but are still responsible for.

@Eduardo Suarez - You might want to see if Account Closed would welcome some help with the even he's already got going, rather than setting up a separate event...I think it might be better to have one big event with lots of BP'ers, than several smaller events with a fraction of BP'ers at each one...I know I for one already dedicate a lot of time to various monthly/weekly networking events, and wouldn't' be able to attend 2+ more BP events on top of that.

I hope I am insulting your intelligence when I say this because the reasons how it does this are really obvious.Interest deductions: I know many have discounted this and yes, it is only a fraction of what you pay, but if you have 500 rental properties and are in the highest tax bracket possible, this will be very very valuable.
