Hey all you land trust junkies I just got an e mail from a title company in MO that closed a deal a few years ago and the buyer put it in a land trust they are trying to sell .. but the title company wont insure it as they claim land trust are not legal entities in MO.so title needs me to do a new deed to clean up title which of course we will do.. but just think if the sellers in other situations were not in the bizz like us and would not understand or respond or you cant find them all those land trust are dead in the water currently.  

I’m guessing an attorney would advise you to make a clean break by simply selling the property or having her buy you out and refinance the loan to get you off of it, but I’m not an attorney so I’d recommend talking to one about it. 

We have a beautiful 8 unit property that we've rehabbed and currently offer 3 units for short term rental on the second floor.

I doubt your tenant has one.Also, in HUD ESA guidelines the Tenant must abide to any pet restriction or rule not affecting the ESA animal’s ability to provide support - like county license, vaccinations, leash, waste clean-up rules, or spay/neuter regulation. 

Even if the data comes out clean, you can still learn so much about them. 

After years of cleaning, dealing with tourists, and having to be on call 24/7 you could not pay me to do STRs.

We found a painter that saved us so much on about 7 years of turnovers, and an excellent flooring guy, but they've now both retired.

We also updated flooring so we took out interest free loans to complete those projects.

I moved on to purchase rentals that are clean BRRRRs and built a rental portfolio of over 7 figures.

We rent single family homes above median rents, fully remodeled and we don't use carpet on the main floor at all.
