I have remodeled the unit completely prior to putting it to rent, including addressing pre-movein readiness checklist I was given by RL after they walked through the unit (small list of punch items like toilet paper holder, cleaning unit, door stopper etc.).

OR, get smart, focus on what IS effective, and try to get with a GC who has some of the best direct supply account's and pricing, and negotiate to get the best discount from them they can lend.

Or does anyone find that having a 5 or 6 day minimum is also effective?
