To answer your question about how much in tax relief you will see, it depends on your tax rate, how well the study is done and if it is engineering-based, land versus building assessed value, and so much more.

The current landlord has a couple tenants that are on hold for the (Rental Relief Program) but haven't received funding and he believes they're trying to beat the system..

As the writing is clearer and clearer on the wall they will likely leave.This is made more difficult today with COVID relief plans that states are offering and eviction moratoriums etc....if you don't know what is going on locally best to hire an attorney experienced in landlord / tenant law and evictions.  

So I am technically within the 5 year selling window and shouldn't have to pay capital gains taxes if I sell the home (unless I'm misunderstanding the law Taxpayer Relief Act of 1997). 

Have a problem from the landlord help program they made check to tenant instead of landlord .. tenant was paying partial and was supposed. to pay me with that relief program.

Sometimes i find myself having to lower it to 62-63 degrees just to get some relief."
