I don´t know all cirumstances thats right but saw taxes and insurance payable with only one month of 100% occupancy thats not the norm in MFH´s.Okay you will flip this propertie to your end buyer, I calculated with $80 - 100k as offer and I guess I´m objectively correct.

OFfer to take vehicles to a scrap yard, or show them how to donate the car and get tax benefits, tell them where a junkyard is where they can get money for parts, etc.not your responsibility,but it will be your gain in the end!

Another option, since you're paying taxes and possibly maintenance on the lot, is to try to donate it to the city which may use it for recreation, parking, whatever.

I don´t know where is your area yet, but it gives more possibilities than a 85 unit complex for $1,6M.You can split the money 33/33/33 ($115k) and seek buidings for max $350k or you split 50/50 ($175k).

I've been working on my places for years and gained my mechanical skills working on my cars that needed repairs.What I would do is put up a post on a regular basis in the forums or on Craigslist with the skill you're looking to acquire donating your time for a day or however length of time so you can learn it.
