What I meant is, what advantages or disadvantages are there (other than the obvious) in selling on the MLS versus selling to a private party in this hot market? 

These are the most tax disadvantage accounts, but are the most flexible. 

If you receive a quote for a policy that is excess or Surplus lines (Lloyds of London is the most common entity people think of) it has disadvantages vs. an admitted policy.

Real estate and owning my own business has been a major interest to me, I’ve started taking marketing and Entrepreneurship this year and I want to take action towards my goals of learning about real estate including the advantages and disadvantages of this field and also to take the steps necessary to become a real estate agent or owning my own business.

The other problem i have with the standard syndication model is that it puts us at a severe disadvantage when competing for deals.

All have advantages and disadvantages I suggest you pick your property managers brain on what they recommend in their city and talk to different managers in different cities

For example, if most buyers of the more expensive multi family homes such as in the 5MM-10MM range are paying cash then I am already at a disadvantage buying with debt and will have to look much harder for deals.
