Currently only 335k left on the loan but the property at the time of refinancing appraised for about 550k.Are there any options for them to utilize equity maybe or some type of loan program that would put a lien on the property to get the issue fixed?

We provide housing for Homeless and Addicted people in underserved communities, and in an attempt to revitalize our Downtown area, and expand our Program (part of it is home ownership and entrepreneurship) we need to be able to buy adjudicated properties, or have them donated, then have the finances to redevelop and repair them.

I think the bigger question for you now is whether the time feels right for getting started on your first BRRRR.If you were ready to get started, but were short of your all-cash goal of $80k, there are loan programs that can finance lower purchase prices in the Detroit area.

Sec 8 is a voluntary program and you absolutely can refuse to accept it in all but a few states.
