It has been often suggested here and elsewhere to pursue something that keeps a toe in the water of the working world, as it limits the downside risks, and could turn into a fruitful enterprise for post-retirement.At the request of a friend and BP associate, I've been asked to provide expert opinion and electrical analysis on residential properties that are either on the market, or recently sold through his brokerage, as there are many customers who want a deeper look at their electrical system, deeper than what a typical home inspector will do, but they are not ready to ask a contractor to come out and simply give a blank check to 'fix whatever's wrong' (famous last words).

I’ve found a few but they’re all much deeper into Norfolk or Portsmouth and not in very safe neighborhoods.

Just don’t confuse facts and numbers with emotions and what you want to be fact.

I would do what Henri suggests above and this is a really good time to clear out any marginal performers, the market is high now and poor performers will follow the market down faster and deeper when that happens.

There are places that will certify emotional support animals for a very small fee. 

This is not worth your time, money, & emotional well-being!

when I look at a property I determine the monthly cashflow I want then take into account all the expenses and make an offer that will acheive that monthly cash flow. its a financial decision dont let your emotions get in the way.

I don't believe in wasting my time in small court because... been there and wastes a lot of emotional and physical time for nothing.
