Thanks to bigger pockets, I think I have just enough knowledge to dip my toes in the REI world.What is holding me back is the uncertainties over cross-border financing. 

I read everything I could about automotive facilities; spoke with brokers who had been involved in transactions in these type properties, and attended meetings, conferences, and joined associations of automotive repair shop owners4.

I think a more appropriate question to get a better quote1) Instead of doors, it should be properties.If you are okay with tracking by the overall property.If you also want further tracking by unit, it would be more work and likely a larger bill.2) How many Accounts do you have(Bank Accounts, Credit Cards and mortgages)3) How many transactions do you have per account, 50 transactions will take more time/work than an 5 monthly transactions.

@Ming Li HerreraRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Still waiting on the organic leads to come in, fingers crossed that will happen as you said within the next month or two.  

Also, I hear some charge transaction fees,.My properties are in PA and FL.

Very few people are geared up to transact in English or Spanish I would expect.  

However, but is it market to enter into an agreement with a property manager on just a lease transaction?

Hi Kathie, the general rule is that no lender will land you cross-border.

Unless there is significant equity in the property 50% LTV may not be enough to payoff the current underlying mortgage.Now here are the exceptions to lift the COB 50% limited LTV restriction:- you inherit the property and it was transferred into your name either via legal award from a domestic partnership/marriage - you have been on title for 24 + months- you took title to the property that was transferred from a partnership or partnership like entity (LLC, LP, etc) that you can document the ownership of 25% or more in- you lived in the property and have been on title for atleast 12 months as a primary residence- you have paid the mortgage for atleast 12 months - or you can demonstrate a relationship with the obligator (domestic partner, relative, family member, etc. )If you qualify for one of the exceptions you are not limited to the 50% max LTV  when considering fannie/freddie conventional cash out refinances on a subject to transaction.
