Actually  if I can persuade my tenants  to meet their obligation to pay rent without resorting to  the processes and procedures that you cite I have far more control of my business than you do.Once you file proceedings against a non-compliant tenant  - You are not in control of the court date - the listing clerk is.You are not in control of the outcome of the eviction hearing - the judge is.You are not in control of the eviction date - the sherriff is.In addition your own house is off limits for security reasons and for fear of something happening that prejudices the ongoing litigation.

You don't want to fall out of contract because a lender 5 states away didn't know how local transfer taxes work, didn't disclose it properly, and now at the 11th hour has to "re-originate" your loan file from scratch to remain compliant, but oh wait the seller isn't going to wait around for that when they have a backup offer $25k higher than yours in their back pocket!
