When you find homes that seem like good flips, have your agent run a certified market analysis on the home with comps in the same area of the same size with the same amenities.

I decided it would be a better idea to wholesale this deal since I'm not a buy and hold guy.I initially put the property on the BP market place and had a ton of interest but decided it would be a better to put it on the MLS and let a realtor handle all the process.

I'm basically offering a clean landlord reference in exchange for taking my offer of keeping April rent towards hotel, returning the full security deposit, and allowing him out of the lease early that has a 2-month cancellation fee.I contacted my attorney but he retired last year so I have no legal counsel yet.There's a certified letter waiting for me to pick up at the post office.
