If I had to spend my time and money to drive over, not be productive, then listen to someone whine that the carpet isn't the same shade as the advertisement and try and reduce the rent, I would likely charge as well.

The floor is glued down carpet and the hvac takes up a large back room cause the furnace and air handler is not on the roof.

Lastly, if it were me, i would be asking the agent to look for properties requiring some heavier repairs/upgrades needed, just doing paint and carpet (lipstick fixes) these days do not have enough spread in them to make money.
