If I had to spend my time and money to drive over, not be productive, then listen to someone whine that the carpet isn't the same shade as the advertisement and try and reduce the rent, I would likely charge as well.

The floor is glued down carpet and the hvac takes up a large back room cause the furnace and air handler is not on the roof.  

Much of the house has been repainted and the carpet has been cleaned twice with a deodorizer put down each time.  

Typically a resi agent is great at selling a sfh and talking about how nice the carpets are but they can't analyze a deal and screen them for you.

I got the house for 20k under market value and it probably only needs 8k roof paint and carpet, What do you guys think, how bad is this deal???

Lastly, if it were me, i would be asking the agent to look for properties requiring some heavier repairs/upgrades needed, just doing paint and carpet (lipstick fixes) these days do not have enough spread in them to make money.

Can I remove carpeting, doors, toilets, sinks, place a dumpster in driveway, blocking garage usage?

The only work needed on these properties is carpet cleaning, that's it.

Some upgrades like carpet would be fully depreciated at this point. 

My buyer resold it (paint and carpet) 6 months later for $120K.
