100%  Take the money while you won't pay taxes on it and simplify the plan while you are taking care of the kids.

@Adam Peralto More & more owners are posting here on BP about their rentals sitting vacant too long.Which means owners aren't paying attention to the rental market - which is slowing, causing Days On Market (DOM) to increase:(Take a look at the graph below from ShowMojo, comparing average DOM for 2018-2024.DOM are now about 40% longer than they were 2 years ago.Many owners also don't seem to be aware of real estate market fundamentals, such as seasonal effects:1) After September, when kids go back to school, there's a noticeable dip in activity in both the sales & rentals.2) After Halloween, there's another noticeable dip.

If you plan to house hack, I recommend you not to expect any cash flow.Living with friends can work, but it's important to approach it carefully.

I have found that careful tenant screening is critical.

Of course my Property Manager takes care of the units now but I do not think they do.

That synergizes well with snow removal and lawn care seasonally.

Some have sober homes for men or a place for youths who have aged out of foster care.

If you set up a "checkbook LLC" for your SDIRA, then I believe (check first with your custodian and/or attorney) that you would be able to invest directly as the manager of your LLC (using the LLC's account), without going through your custodian.On the other hand, that ability to quickly invest can be a double edged sword, since I think the delay can be a good thing (it forces me to think more carefully about the syndication and take the time to make sure it's a good investment for my SDIRA).

If their credit sucks, they won't care, and you won't get that money.Share your rental advertisement and ask BP users to review it and give advice based on your market and your marketing.
