My buddy J is the other one.Anyway, your point about brain damage is a valid one, but I feel it is significantly outweighed by the length of the loan.  

Still, I had a buddy flip a home with a pool without a problem.As for a rental, I'd stay away from pool properties unless you are well insured.  

Use contractors to fix it up fast (it will defiantly be more expensive, but thats ok as long as the numbers still work) and put yourself and buddies in as the renters.

You are NOT a friend/buddy, you are their landlord, and trust me-- make no mistake about it, they don't like you as a person, they like you for charging them X rent only.
