I’m not sure if you can definitely achieve a 7+ cap but it’s more attainable in these markets although the appreciation may not be as strong. 

So , at the end of the year if our business has collected a payment for the sale of these homes, we would thus be the entity that has conducted business in this particular county and as such would be responsible for attaining the business license.

I have been debating lately whether to invest in low range properties with higher rents as a short term gain or to invest in properties that are in a good school district and attain a higher equity over the hold as a long term gain.If anybody has any suggestions on it please advise.Thanks

Not sure if interest and dividends will help that much, but I know with enough rental property I might be able to attain that goal.One thing I worry about is the IRS not considering my passive rental income exempt from self employment tax because they define me as a "real estate professional"
