I will to share a peculiar victory I celebrated this week with you all.Wednesday evening, it finally happened!

Upon reading the leases I have discovered half the leases have rent increase clauses that have never been executed once the tenant reached their 12 month anniversary.   

And when the achievement finally happens, it's short-lived, anti-climatic, and they end up raising the bar anyway for the next goal.Focus and celebrate getting in the gym each day rather than focusing on the size of your biceps.  

I ran into some issues throughout the process but overall it has been a great learning experience and at this point, it's looking like it will be quite profitable.As I near the one-year anniversary of this deal, I'd like to reflect on a few hard-learned lessons:-The renovation was slightly more than anticipated but within reason.

Stuck with it and celebrated in the end by proposing to my wife by spray painting "Will You Marry Me," on the front of the building.

Be wary of those get rich quick real estate courses with the celebrity endorsements.
