Interest rate hikes are shrinking the pool of buyers in that market however.My question was in the markets we are very familiar with, why would people be clamoring to buy a property that is in the B or C area (working class), has little room to drive rents up (plenty of other options) and is negative from day #1 if the sole purpose of the property is rental (multi family).Will listen to your podcast but this was more of a curiosity question as we have our criteria that we stick to and the model seems to have worked.

More curiosity than anything else, sometimes like to just play with numbers. 

After paying off our private lender and the debt we've accrued to rehab the properties, we'll be left with ~$300,000. 

So out of curiosity I logged on to see what a new tenant can rent an apartment here for.

After reading up on the opportunities in fractional real estate investing, my curiosity is piqued!

Interest is accrued at 8% interest-only based on the amount of money checked out at any given time.

If you can be conversational with folks, you can also get feedback at the first showing (ie: out of curiosity, how does this compare to other properties you are looking at?). 

And the only way to gain the confidence is to gain the knowledge and experience.One final note, as you go through these exercises, let your curiosity run.
