Greetings fellow BP’sI am a co-owner of a 10 acre property located in Florida.

I prefer not to rent it anyone but my parents.I've already applied to quicken loans and they said I need a co-signer, I was told they calculated my take home pay as $343 per month because of all my rentals.

Due to high property prices in the area, I am looking to get a co-op unit and then sublease it after 2-3 years.

One option I would suggest is to have a co-borrower on the loan. 

If you need a co-signer the bank is saying you are not ready to buy a home.

I was working at home for a brief two week period, had to self-quarantine after a co-worker I worked closely with tested positive for COVID.

@Akram Ramdan I'm guessing the inability to obtain a CO in the property's current condition was already known to the seller.That's good news, I think, because if they had been prepared to make the necessary changes, they would have done so already.The contract language you presented seem to give you a clear escape route.

She still didn't even have a COE at that point! 

If you do not qualify on your own you could consider having a co-signer lined up as well

I am in the process of screening the roommate and while she is acceptable, I'd probably require a co-signer if she was on her own.
