Unless you feel like you were negligent in some way, like the tree branches were hanging and maybe you should have trimmed them, or they were rotting or something...don't go searching for reasons for your premium to go up...my advice is to stay out of it.

-Pay close attention to detail on your finishes, my painter left some areas on the trim too thin so that the old wood bled through a little- big detractor from finished look of the house. 

I contacted my local resource to check on the home last week and he called and said that someone is living there, curtains in the windows and the back fence is repaired and the trees trimmed.

I'm thinking by painting all the trim, giving the kitchen a facelift, new light fixtures, and probably replacing the wood front with maintenance free like the rest (which will get rid of my wood pecker problem) and maybe a new front door or paint that, redo one of the bathrooms possibly both so all three are redone , I should be sitting  with a house in the 250-280 range.

So with his knowledge and guidance I had saved valuable time; from floors to trim, to paint to sanding, counters to breakfast nook, and everything else in between, he was there.

Real estate isn't on his radar, but he knows how to trim the fat off the North American lifestyle! 

But most importantly my super awesome supportive wife who would go over to the house and do whatever needed to be done including bring me pizza when I was installing trim and cabinets at 11:00 at night.

The benefit you will gain by hiring a crew to cut the lawn, trim the shrubs is another set of eyes watching your investment to catch any other property negelect or illegal activity by your tenants.  

And once the puppy starts teething, it will start chewing on things to stop the pain/itching, which can very likely be doors and trim
