Please don't take this the wrong way building new construction will take 6-9months from start to finish so if you do not have everything lined correctly there is a good chance of no or a slim profit margin.  

Unless you're an agent, the chances monetizing is slim.

If he's been an attorney for more than 1 day, he would know that whenever there is a slim chance of money on the table, all kinds of companies show up with their hands out.

Long story short, I tried to do some renovations myself or hired handymen to do the work because my finances were very slim.  

Your odds of that are slim to none as well.

In a lot of cases rental properties pay higher taxes than owner occupied. if the margins are slim this could effect your profitability. 

@David Rutledge I'm a local Orlando investor and I can honestly say that it's slim pickens.

After doing analysis on dozens of homes we find the pickings to be slim in NJ (property tax is a cash flow destroyer) but we will continue to look.

After speaking with multiple banks, obtaining that 21 day mortgage is slim to none.
