But what if you purchase with alternate financing (sub to, assumable (look at VA but requires OO), owner financing, etc) and only did buy, rehab, rent, and repeat (one less R)?  

I've been told Cash for keys is a good method but how do you go about doing that?

The former point is a lot harder than people realize, go with someone to find the land they want to buy for data centers there's so many intrinsic properties required of it's tough cause it's finite-- latency requirements, infrascuture for cooling methods,etc.. 

If you already come with the experience (i.e) r/e background experience, don't need one.

Acquiring more properties are the easy one after r the trend emerged.

Clearly, @Eddie Fernandez is going about it in a methodical way (with 2 years under his belt).
