It's a platitude.But here I am at a VC fund and we hear this stuff all the time (wholesaling works) and they're in front of us asking for capital for an app or to expand because "this is the year real estate investing is going to go completely wild."

I use a mobile app called Tellus.

If your cleaners are using any of the modern apps, they can be integrated with your PMS as well. 

I use a free app called Tellus for my rent collection, receipt tracking and chat.

We did discuss payment when lease was signed and I demonstrated to them how to use Venmo, but they procrastinated downloading the app and then weren’t able to set it up.

Combine that with heavy upfront screening on the phone, have them fill out an app beforehand, text you a picture of their driver's license then text you when they leave so you can reset the code.
