Flips, not gonna happen in this market, unless you have your own operation to source deals directly, MLS will not be a flip source, not for a new investor, far too much risk factor. I

around 20-30%...thats the trend usually seen in Nevada giga factory...factory hosts mostly blue collar jobs. white collar guys rarely visit those factories except when needed
