Experienced investors and wealthy buyers probably have the most to gain from this.The scary part of this to me is that it could make the MLS not the one stop shop it is today. 

Is your "insurance guy" a captive agent (one company) or independent (able to shop around)?

Good restaurants, parks, shopping...general things to do?

Shopping around for the best interest rate and a rep that will actually give me a call back.

this is exactly what happened to a small investment group I helped bail out the best I could back in the 2006 ish. they attended a sub too Guru work shop back in 2004.. and went on to buy about 35 deals in portland sub too..

I'd suggest shopping around to see what companies would charge for full service and compare that to just the finder's fee.I'm currently onboarding my first property.

I think the way they work is they promise the moon, and once the appraisal is done, THEN they shop your deal to their investors and see if any bite.

i strongly recommend not doing Internet shopping. 

Buyers will be required to sign a buyer agreement prior to showings, many states operate this way already, and it can be specific to a period of time, specific property or range of shopping options the broker is to assist with. - Buyer broker commissions will be more transparent and in all likelihood begin to trend downwards.
