Please let me know what I am missing.A widow of 2 years has been 6 months late on her Bank of America mortgage. 

Just had an older women 87, widow, they stole her A/C unit.

However, searches of the county records indicate that the owner is a widow who lives in another city. 

The best way I have found to find off market deals is to watch the evening news and read the newspapers.Yep,watch the news long enough and you will hear bad things like "Oil companies announce layoffs" "Sears closing ten stores in 60 days".Many of those scared and depressed employees need to sell their homes fast and will accept whatever lifeline you through at them before they miss a payment and the banks come banging on their doors.Go to the closing store or business with plenty of fliers and cards and put them under their windshield wipers or hand them out as they leave the store.Good chance one or two of the mid level managers and senior employees will call you asking what you might pay for it.Going to Bible Studies groups and prayer groups can be great as well with everyone praying they find a new job soon or just became a widowed spouse or lost their parents.Get to them before they call a real estate agent for help.

I'm following up of course.Seller is a widow and is downsizing so I'm also buying most of her stuff.

Just so you know what to expect:My next door neighbor was widowed and didn't like the price estimate the Realtor gave her to sell her house.

Not to stereo type but my sellers have been older ladies, single or widowed. 

And by that I mean, if a contractor gets killed on your job, and his widow if able to successfully argue that he was an employee as opposed to an independent contractor (which is MUCH easier without an ICA), you can be sued for everything you've got...and you'll probably lose, as it's unlikely you were carrying insurance for that guy that you didn't consider to be an employee...If so, I doubt they will try to cheat you to bad....LOL Good Luck, Bill As I said earlier, getting cheated is the least of my concerns.

Through a little digging I've also come to find that the owner is a widow who didn't initially have any interest in the building, as it was her husband who was mostly involved with the building.The owner has made no effort at making the building better and just collects the 5 checks that come in every month, even though there is an opportunity to collect more!  

Furthermore, the grantee is the mentally ill widow.
