In a "B" neighborhood, you might expect a slightly higher return, around 7-10%, since there's more room for growth but also slightly more risk.

So basically, for a B minus area, for a 3 bedroom brick home you will spend 110k for a rental that brings in $1,400 per month and in a class D neighborhood Section 8 you will be all in for the same cashflow at $80k.If you extend you view to "Metro" Detroit you have more opportunities in Cities like Warren, Hazel Park, Taylor, Romulus, Eastpointe, et al,.

KEEP THE BEST, FLIP THE RESTIf this is in a D class area and you're chasing cash flow from section 8 tenants, I would sell it, move on and reinvest your capital in a solid area.If this is a solid area (A-B Class) with lots of job opportunities, growth in area, etc, then hold out for a tenant and rent it.

If they have stopped paying rent for a BS reason, you ask the court for the tenant to deposit the rent with the court while awaiting trial.
