Just refi back to 20 or 25 years so your P/I works versus the future property cashflow.I would not sit and wait for a higher paying customer.

One thing I'd comment on about the DOGE cuts, there's a big difference in making cuts to the "management" of the program versus the actual subsidies received by the tenants.

Building a compset and diving into the details about the competition, cleaning fees, length of stay, and really, seeing who is out ther doing STR versus MTR etc. 

Just seems like months going by with no return on your investment so far versus closing a property with a renter ready to go day 1.

Versus asking for $1.2mm up front.  

Definitely some work to do because if I can get 2% out of those points, like you say, it makes those purchase points worth 4% versus the 2.5% cost.
