I am now approaching 115+ days since assignment on my first 3 deals and because I am in NYS, my attorney tells me that I cannot even speak to buyer’s or seller’s attorneys due to “breach of contract”.I lost my first deal in fact because we were hindering on 130 days since assignment (should have been long closed) and the city decided to demo before we closed and were able to takeover in court.

You can probably get a temporary demo account from Yardi.Have a plan to enter fake properties, leases, work orders, etc.

Did they have to demo prior to commencing work?

I want to buy the property on terms and demo, build a new house.I want to structure an owner finance deal with him where I either pay him interest only on the lot or no payments for 18 months (or until the new house completes and sells whichever is earlier).

We involved his guys for paint, siding, carpentry, flooring, sheetrock, electrical, and demo/trash haul.

They say they will board it if owner does nothing after 10 days but i can at least push for demo.

Challenges have all material on hand right after demo day.

at my BRRRRs i sometimes do the demos, i buy materials, i mow the lawns, etc.
