I STR it for 15-20K a month in the summer, and was offering it for rent for $2100 a month in the winter (lower than any comparable houses), and was getting tire kickers at that price. 

I’ve watched clients reinvest capital from a tired old rental in one part of the country into vibrant, up-and-coming areas like certain pockets of Austin and San Antonio.

I ended up having about 10 abandoned vehicles / RV's (some looked like meth labs...think Breaking Bad).What made you interested in investing in this type of deal?

Deal makers-  development potential, vehicles per day, road ingress egress off highway, signage potential, multiple road accesses, value add potential- housing- trees, boulders, ponds, walkout, views, right side of town, power-line right of ways, etc6.  

For those reasons I see it quite remote that any state could come up with legislation to stop a sub 2 transaction or automatically call it.. there is already a vehicle in place to call the loans.. its up to the holder of the note to enforce it if they wish..

So the ad stipulation just weeds out the tire kickers.

I've grown tired of moving and always on the lookout for the next job due to the instability in the industry.  

If I am buying an investment vehicle that I know is going to depreciate, then it doesn't matter what the market does.
