I can say this particular seller also is looking for a property w/in 30 minutes of (the middle between massanutten and harrisonburg), so 30 minutes from there is where he is looking and wants a fixer upper or not, but is willing to pay 300k cash for an off market property.

In the meantime you find another Fixer-upper to Rent until you have Profit in you Home to Sell Tax-free and move into your Rental and do it again.
