Hadn't heard Azibo mentioned before so I'll look into that.I'm purchasing with a bit of equity to start, plus I'll have put 25% down on purchase and am making a few upgrades.

Denver has a lot of older properties with value-add potential—small upgrades like fresh paint, updated kitchens, or even just better landscaping can make a big difference in forcing appreciation.

We give our proven tenants some slack when they are upgrading since we already have a proven record with them.

They buy properties, do not know the area put substandard upgrades in the property then sell them for market value or try to and the property sits for a long time.

In all, we've doubled our net worth - upgraded from a 'Coach' retirement to a 'First Class' retirement. 

I would pay a plumber and upgrade the refrigerator. 

Sometimes they’ll let you add meters and mailboxes without rezoning, but that depends on local rules, so definitely ask.For the septic, upgrading is probably a must.
