“Notes” are such a BIG field, that I’ve found it more efficient, effective and profitable to target specific “arena” of notes at different times in different economic environments.

End up with all cash and little to no tax.Your wealth snowball ends up a lot larger 10 years down the road when you make and keep your money in a more tax efficient way.

Totally not efficient, but its something we may have to do.

However, you can't sell something unstable, with circular references, requiring human override, etc.But, if you stabilized it, the model loses efficiency. 

A lender who understands investors, an agent to find solid deals, a contractor you trust to handle rehabs efficiently, and a property manager to stabilize properties quickly.For financing, look into hard money loans - quick closes, interst ony payments, short terms, etc.
