Putting that much in upwards of 60-70% which includes the loan will diminish the return substantially especially if your interest rate is sub 7-8%.

This is a sharp bunch of people here full of great feedback so I don't want to diminish that either.

There is a law of diminishing returns here because lenders will not let you take out all of the equity for your next purchase.
