(Google FINRA financially fragile renters) showing most can't come up with a couple of grand in thirty days(or some metric like that)..On the personal manager side, for example, have you noted how renters may have trouble with simple tasks a homeowner completes regularly, be it pulling out a trash or recycling bin in the morning, sweeping a porch, or doing something as simple as buying and changing a light bulb (had some of those)..what are the odds they can save monthly for the downpayment, study the homebuying process, and take care of the place.

That's not bad advice per se as I see a lot of overpriced SFs and multis selling around campus, but that's kinda a sweeping judgement to make just bc there's a lot of new student apartments going up.

My uninformed guess is that we could sweep away 80% - 90% of regulations surrounding Finance and still provide reasonable protection for those who actually need it.

My concern about San Jose (as an example) isn't the future demand, but as rent control sweeps over the entire bay area in the next 20 years, it seems that it would stifle appreciation.

This is going to be key because cash investors quickly sweep up all the good deals, and a sub-$100k multi-family in an ok area is a good deal.  3.
