Hey Eli –Given your situation, DSCR loans could be a solid path, especially if you're aiming to expand your portfolio.

Start small and aim for properties that cash flow well, even after accounting for taxes, insurance, and repairs.Most importantly, keep taking action!

Because I have always helped and put my face for all buyers, im the person you are aiming your shots at.

To answer your question (that wasn’t actually aimed at me) my concerns are investing in an area that I’m completely new to and building an out of state team that will be effective.

This goes for any endeavor.If you don't know what you are aiming at, you will hit it every time.  

My target ROI from cash flow is 10% or higher (after factoring in maintenance, capex, vacancy) and I usually aim for a rent to price ratio of 1% or better.
