Since no formal MLS exists for commercial real estate, the listing that are already discounted are never put on LoopNet, the listing broker wants to sell them himself and keep the full commission.  40 years ago when I was a commercial broker I obtained the exclusive right to sell a store housing a small supermarket.

Hope this is the right place for this.I'm venturing into a retail business and after some negotiation have been given the following numbers for space 3,500 SQFT of commercial retail space in a small strip mall that include a supermarket and walgreens, and salvation army donation store.$18 per sqft with $6 CAMS per sqft3 year lease with 3% yearly increaseIs this reasonable?

Also, I would suspect that weekends would have the highest peak usage.I remember, back in the day, when studying this, not understanding why supermarkets do not use a 1 queue lineup as it would be better for customers as they would no longer have to 'guess' which line would be 'faster'.Thanks for the numbers.

One good way to learn your market is through local real estate investment groups and networking with other investors in your target market.Click on the ‘Network’ tab in the nav bar to utilize BP’s networking resources.Drive or walk around your target market to get a feel for it.Take a different route to and from work, school, church, and supermarket in order to visit other neighborhoods and communities.Identify the local newspaper that talks specifically about real estate and subscribe to it.

Also when selling to an end buyer or retail buyer make sure you point out the positives- Close to freeway, Super Market, Shopping center, Schools etc......Hope it all works out

Yet, at the one end of the mall, they knocked down one of the former anchor store's building and put in a large new supermarket and a large Menards store, along with some other small strip malls, fast food joints, etc. so there is some hope for the future over there.The condos can sure be cash flow machines as Dawn is laying out for everyone here, that's quite a nice return there!
