If you are worried it could be worth sending an email summarizing what you've seen, and referencing that section of the lease and reminding them that if the furnace goes out due to their miss-use and abuse of the system then they are liable for the replacement.

To summarize you have 3 main options with some flexibility to mix and match.Figure out the returns (and karma) of having good stable tenants and figure out if the 450/mo you are missing out on is worth no turnover, low maintenance, on time payments and good tenants over the next 7+years or so ( you didn’t tell us their ages).
