Hello BiggerPockets community,My wife and I purchased a house in Katy, TX a few years ago for $230k, right before the market surged.

Why suddenly such concern for a seller?

The multifamily real estate market is gaining momentum as we close out 2024, driven by easing financial conditions and attractive cap rates, according to Marcus & Millichap's Q3 report.Cap rates have surged to an average of 5.8% between July 2023 and June 2024, marking a 110-basis-point increase from 2022's low and the highest level since 2014.

This would be a problem for Freddie & Fannie, because now all of a sudden you're not covering your debt service and are not covering the yield paid out by the mortgage bond.

They didn't request any refund as it was their issue and I can't control wildfires.The other was due to an elderly family member dying suddenly (not at our house) and they had to leave.

I love how Market Street is suddenly part of Chinatown.

All of a sudden he was making very high LTV loans on negative cash flowing assets that everyone else in the industry was turning down.  

My question is why the sudden change?

It seems like there is a trend of Crypto surge in late December and jtcrashes right after the New year.

Closed sales dropped by 19.5%, while inventory surged by an impressive 77.2% compared to last year.
