The building tradesmen are busy too, but I just called ABC and got the name of a guy who buys alot of bitumen roofing so as to get a quote on a leaky patio cover, got a guy to bid cement board skirting on a stick house by calling Palm Harbor mfgr home sales center, got a card from a guy working across the street doing drywall repair and put it in my phone.

Should I stick with my partners for the initial flips or go the hard money route?

If you have a building background, I would work with an architect and build some unique places that are stick built to hold the equity value better.

If this job popped up out of the blue, your intent was not to move within the 1st year, so you may be ok.If you are planning on building a portfolio of homes, it is safest to stick in your home for 12 months to reduce the appearance of potential fraud. 

You can hire a few different virtual assistants on a website such as Upwork.com, train them on how to skip trace, and stick with the one that is the best. 

So if you stick with the one thing and it ends, then you'll be done growing and you become a one hit wonder. 

But having those rules on paper was like carrying a big stick—great to wield when needed but mostly a deterrent.
