But my trim paint is usually white gloss oil paint and my bathroom/kitchen fungicide-added semi-gloss white paint is usually a slightly different shade of white than my flat white for walls and ceilings.It's usually smart to stick with white trim throughout if you have to do a lot of window replacements and paint over stained, finished woodwork.In a home, ceilings are white.

While I have good cleaning people, numerous handi-persons and licensed contractors, their availability is not  24/7/365 I have to pinch-hit on guest issues and repair problems when the support staff is unavailable.We often find problems, broken, stained, damaged & missing items, during turnovers that have to be dealt with quickly.

Carpet can easily get stain and will smell over time especially if the tenant has children, pets or eats in the carpeted rooms. 

I am not sure what it would do to stained wood products, but you are correct about it getting smells out.

Their claiming the wooden toilet seat was worn and needs to be replaced and charging $100, the last is for 10 walls which they claim have holes, scuff marks, stains and charging $1400.

It needed a kitchen and bath remodel, flooring and paint throughout, deck repair and staining, and some electrical and siding work.

However the property I ended up with has an odd black/brown countertop pattern with an 80s style oak cabinet stain, along with brown floors and a beige backsplash, so it's brown on brown on brown.

@Abiy Tedla I have mostly gone with white cabinets with black hardware on the same as is the market trend currentlyPersonally, I'm a fan of staining cabinets more so than painting since it lasts a lot longer and is more durable (plus I think it looks nicer than painted cabinets too) Additionally, using stainless steel appliances and under-mount sinks definitely adds to the oomph factor of the property even though they aren't much more expensive than their counterparts

The plastic/acrylic stains easier than tile.
