Have to agree with most here in that a SF-> duplex conversion needs some really specific qualities to be worth the squeeze.

That mirrors my experience too - our Hispanic contractors know exactly what the market rates are and they may be a touch below but not considerable - what you are getting these days is a faster, tighter job, not huge cost savings.  

I do not know this one specifically but most courses and coaches online are a borderline scam.Couldn’t agree more.

Although many properties with a specific zoning code are technically eligible, they would be subject to an extensive waitlist that could last years.

This normally would not be an issue but the cost of the water/sewer is extremely high in this area and specifically because the meter is a one inch, the costs are much higher than a normal 3/4 inch on a non-duplex. 

The Latest OTM episode calls out some markets that I've been hearing about for a while, ie Dallas, but one specifically that caught my ear....
