You did an installment sale in 2017 reporting no income so all gain was deferred to 2018 - that's better than a sharp stick in the eye.And now in 2018 you will pay the tax on the full gain - both profit and depreciation recapture.

Bidding very high and then hammering the price down with inspection and appraisal is such a common technique that a sharp agent won't fall for it.If it were me, I'd counter the offer with clauses that would protect my seller against those attempts.

LOL  now they were keen on real estate no doubt and my talk was on everything BUT rentals as Rentals are talked about ad nauseum so I make a presentation on alternative investing in the real estate space which given my career I have done a lot of .. so it was fun.. and not a pitch fest I got no business from it I just enjoyed doing it meeting those sharp young folks and thinking man is this a great company to work for..
