If I were you I would also look into how you spend your time when you are awake.

I am not fully awake yet.............. : ) The point I want to make is leverage is GREAT if you buy at the right time in the cycle.

I have been a lurker on here for years and have utilized BP for road trips, kept me awake and put my wife to sleep.Purchased three units over the last three years, all cash flowing.

She also said that the night shift person has to be awake so will most likely be cleaning.

So I do most of my RE work from 4-6am when nobody is awake and I'm cautious about how much time I spend away from my family meeting with other investors, going to RE meet ups, scouting markets/properties etc.
