The question of fidelity, honesty, disclosure and or fiduciary exists BECAUSE the person in question (wholesaler) is NOT the real buyer.  

In all honesty, unless you or someone on your team has extensive knowledge and experience in credit, mortgage finance, secondary markets, and portfolio management, your company is probably better served by building a deep and meaningful partnership with a small local lender to handle this for you - or maybe even buy such a lender with infrastructure in place as a turnkey solution.

They ordered their own appraisal.Just to be honest, I was never keen on prepayment penalties but I almost was willing-but if you (DSCR) loans are ran like I experienced I rather not… I’m almost certain they may though..unfortunately.

The reality is you would really be renting to and depending on the husband whom you can not screen.To be honest I have never had a perfect applicant so it has always been very easy to justify rejecting any applicant for a reason that is not discriminatory or a violation of codes.

It's strange to call transparency and honesty a new tactic in real estate investing circles, but it just might be.

To be honest, I am not completely confident I will be successful, but I have mentally committed to making a consistent effort towards progress.

I prefer brutal honesty.
