Yea that's right,  I'm being selfish :p

IF their are no repairs or low comps to get the appraisal low, then your offer has no chance and your selfish need for a 'profit' is quickly sending a home owner to foreclosure when they could have avoided foreclosure and gotten out of debt completely.- If the property does not need a lot of repairs, the property should be listed and sold to a retail buyer. 

I would suggest a more informal approach - experienced investors are generally happy to share knowledge, but it can be a turnoff if the person asking is completely selfish about their intentions. 

A lot of their organization is done manually and I'd like to help them improve this because (selfishly) if they scale properly then it's better for me and I have less issues with guests. 

In full disclosure, I now do coaching with others, although I'm not taking on any new clients now, so this information is given with no selfish bias or desired gain.  

That the property is about to go to a Tax sale foreclosure auction, back taxes dues and increasing each month are over $8k and the widow would probably clear less than $25k.If the kids(four of them) insist on a share of that money from an 80+ year old widow with health problems, well, then they are just selfish.

My selfish side has trouble suppressing that though, I just want to make some dollars :).

We live in a business and selfish world, Many people (Not All) are out for themselves.
