I see the no money type buyers who need credit repair do OK in buying low end SFRs and flipping those ..

Any lender will see the income/loss in this manner even if the debt is not on your credit report.

We're starting to see the fallout from this - borrowers cant exit deals without taking a loss but are refusing to accept this.SC seems to be doing OK at the moment, but Louisiana is seeing price declines.

Whether you are a wholesaler or a realtor, it is your responsibility, especially for out of town buyers who cannot see the property in person and in these situations where you are not allowing inspections, to be very clear, thorough, honest, and forthcoming in your communications.

Example if you buy a new build at 300k or a renovated 100 year old home at 300k right next door, both should see the same appreciation.
