Under IRS Publication 523 for 2023 dated February 2024, I qualify as "Service, Intelligence and Peace Corp Personnel" and for "qualified extended duty" (page 4& 5 - https://www.irs.gov/pub/irs-pdf/p523.pdf).

We have only 2 criteria for the order we process applications: 1) nearest move in to the date unit is available to be rented 2) order that the completed applications are received.If we had a unit for rent that would be rent ready Jan 15 and have multiple applications, the application processed first is the one who can move in the fewest days after Jan 15.  

I can have an agreement where I make payments to my mom starting at a further date and just not put a lien on the house.

I currently have a 11 property portfolio under contract for a few months now with no closing date in sight.

I keep hearing they are waiting on concrete block and no one is giving me a good response on estimated delivery date.

I'm not sure there are any with joined dates older than yours still on the site! 

I shouldn't have to "look out" for major issues, if a tenant moves out before the close date and the contract states that the unit will be delivered occupied, looking out for my best interest would be to find out when they are moving out and the state of the unit.I've had rentals for many years and this is the worst buying experience that I have had.Our contract was about a year ago and the reason why I am responding now is for two reasons 1) to warn other buyers and 2) because a potential buyer of yours actually reached out to me and suggested that I post my story on this platform.Keep on responding Katee.
