Since I can't change the structure of how RE works in the US, I feel like all I can do is to find a way to conform to it the best way possible so I can mitigate as much risk as possible while also trying to reap the best results possible.

If you rework your proforma using past advice, I would love to pull up both sheets, have you identify what you changed and why. - At a quick glance, unless your global financial picture justifies a different treatment, the numbers usually need to shake out to a 1.25 DSCR or it will be hard to find a willing lender.

They have reworked some things and made the bill a bit stronger however there still seems to be some vagueness to it.

The layout is a bit off and would require some re-working to be livable (downsize the kitchen, put up a wall to create a proper 1-bedroom, add closet space).

In my experience, there are always some surprises such as; rot/mold, trim to be reworked, electrical, hvac and or plumbing.

@James Hamling My day is scheduled pretty good, it all comes down to how much time I have during the day for I also own a small business that requires me to have a work schedule. some days my business doesn't need attention and I have plenty of time to do RE work, some days I don't have any time to do any RE work.
