Since the lease was with both then you need to make the check out to both, to do otherwise would be making a legal determination which is what the domestic court is for, and where they can take their issue to resolve. 

The process required coordination with local authorities and additional time and expense, but resolving it added long-term value and functionality to the property.

Based on the webinar - it sounded like its a cashflow problem right now and not an equity problem (which someone I spoke with noted it appears on the balance sheet if correct, there is equity) - issue is of course how to turn the equity into cash Comparing it to real estate, you have a negative cash flowing property but owe $500k when its worth $1M and you need cash - how do you get it to resolve the cash flow issues?

Some purchase agreements include clauses that allow you to resolve disputes like this through mediation or arbitration.

Most properties get continued from sale 4-8 times before a final sale and many get resolved so the list is kind of just a guess at what is coming.They are cash buys, 10 percent down at time of auction and the other 90 percent due in 7 days I believe, or something close to that.
